There is something I need to say to every trade business owner reading this.
You are sitting in one of the best positions in the country to become seriously wealthy.
And most of you do not even realise it.
I hear all the noise all the time.
“Property is dead.”
“Buy to let is dead.”
“There’s no money in it anymore.”
“It’s too risky now.”
Honestly, I don’t buy it.
Because I’m living proof that it is not dead.
I own just under £2 million worth of property and I am not a tradesman.
Let that sink in.
I am not a joiner.
I am not a plumber.
I am not an electrician.
I am not a builder.
I am not even a landscaper (despite owning, scaling then exiting a £2m landscaping business)
I am not a roofer.
I do not have trade accounts.
I do not have a van full of tools.
I cannot turn up and do most of the work myself.
I have not had the luxury of building wealth through my own hands in the way many of you can.
And yet, by doing the very basics, by keeping things simple, by not trying to be clever, and by buying solid property, I have built over £10,000 per month in residual income (rising at 6% every year)
Residual.
That means money that comes in whether I decide to work that day or not.
Now imagine for one second I was a tradesman.
Imagine I had your skillset.
Imagine I had your trade contacts.
Imagine I had your supplier relationships.
Imagine I had trade accounts.
Imagine I could look at a tired property and know exactly what it needs, how much it will cost, who to call, who not to call, and where the margin is.
It would be game over.
You are in an unbelievably powerful position.
The Opportunity Sitting Right in Front of You
Most trade business owners spend years chasing turnover.
More jobs.
More vans.
More staff.
More stress.
More overhead.
More problems.
And don’t get me wrong, I’m all for growing the business.
But the business alone is not always the end game.
Your trade business will NOT make you a millionaire…
The business should be the vehicle to get you there.
And in my opinion you have the fastest vehicle available.
The business should create the profit.
Then the profit should be used to buy assets.
That is where wealth gets built.
Because no matter how good your trade business is, it still relies on pressure.
Pressure to lead.
Pressure to sell.
Pressure to recruit.
Pressure to manage.
Pressure to deliver.
Property, done properly, gives you something else.
It gives you leverage.
It gives you security.
It gives you income.
It gives you options.
And over time, it gives you freedom.
Why Tradespeople Have the Biggest Advantage
A tradesman has so many advantages in property that it’s ridiculous.
You often know more about buildings than the average investor ever will.
You can spot issues quicker.
You know what is cosmetic and what is serious.
You understand how value can be added.
You know what kitchens, bathrooms, landscaping, drainage, joinery, heating, decorating or structural improvements can do to a property.
You often have access to labour, materials and support that other investors would pay a premium for.
You likely already have relationships with merchants, subcontractors, suppliers and trades.
And in many cases, you can even do some of the work yourself if you choose to.
So when people say property is hard, I get it.
But it is a hell of a lot easier when you are a trade business owner.
Buy to Let Is Not Dead
Let’s just address this head on.
Buy to let is not dead.
Bad buying is dead.
Overpaying is dead.
Buying with no plan is dead.
Thinking property is some magic wand is dead.
But simple, sensible property investing is absolutely not dead.
I’ve built strong income from doing nothing fancy.
No complicated creative strategies.
No guru nonsense.
No smoke and mirrors.
No pretending to be some property genius.
Just solid purchases.
Adding value where possible (often at overpriced rate)
Holding decent assets.
Letting time do its thing.
Allowing the rent to come in.
Allowing mortgages to get paid down.
Allowing capital growth to happen quietly in the background.
That is it.
The basics.
And the basics work.
Here’s the most average/easiest deal i have ever done which still nets me £350 per month (net)
Bought house for £150,000 at auction
Tenant already in place at £1,000 per month
Mortgage would have been around £500 per month (we paid cash as we were abroad at the time and it was just easier)
6 months later revalued at £210,000 and we withdrew £150,000 (and bought another 2)- now we have mortgage of £500
£500 gross profit each month and a property growing at around 6-10% year on year (rent rising at 6%)
AND I have lots and lots of value I can (and will) add to the value (kitchen/bathroom/roof etc)
When the time comes I will be doing all of these things to that property and raising the rent and adding to the valuer (then I may withdraw more money and buy more assets)
Can you see how easy this is and can you see how YOU are actually in a better position that me to achieve even more?
But first we need your trade business profitable and thart is where I come in,
Stop Thinking Like a Worker and Start Thinking Like an Owner
This is the shift.
A lot of tradespeople are brilliant earners but poor owners.
They make good money.
Sometimes very good money.
But it all disappears.
Cars.
Holidays.
Tools.
Tax bills.
Waste.
Bad decisions.
Lifestyle creep.
Then ten years pass and they have worked like a dog but have not actually built much.
That is the bit that hurts.
Because you can do all that hard work and still end up with not enough to show for it.
The smarter move is this:
Build the trade business properly (I am here)
Increase profit (I am still here)
Get systems in place (still waiting)
Get yourself off the tools where possible (this is my job, I am still waiting)
Create consistency (Hello!!!)
Then start moving profit into assets (tik tok)
That could be one property.
Then another.
Then another.
Before you know it, you’ve got real wealth.
Not fake wealth.
Not Instagram wealth.
Real wealth.
Assets that pay you.
Assets that grow.
Assets that your kids can benefit from long after you’re gone.
The Millionaire Position Most Tradespeople Are Ignoring
This is why I say many trade business owners are in an unenviable position to become millionaires.
Maybe “unenviable” is too soft.
You are in an incredible position.
Because you have three things most people do not have:
- The ability to generate strong cash through a trade business.
- The practical understanding of property and value.
- The contacts and buying power to improve assets cheaper and faster than most.
That combination is dangerous in the best possible way.
And yet loads of tradespeople never use it.
They stay stuck in the cycle of earning and spending.
Working and worrying.
Busy but not wealthy.
That is exactly what I want to shake people out of.
What I’d Be Doing If I Were a Tradesman
If I was a tradesman, I would be obsessed with this.
I would focus on getting my business profitable first.
I would want clean numbers.
Good margins.
Consistent leads.
Decent systems.
Better pricing.
Tighter delivery.
More control.
Then I would be taking chunks of profit and moving them into property.
Not in a rushed way.
Not in a reckless way.
But in a deliberate way.
I would buy properties with potential.
I would use my contacts.
I would improve them properly.
I would refinance where suitable.
I would rent them out.
And I would repeat that over time.
That is how ordinary trade business owners create extraordinary wealth.
Not by being flashy.
By being smart.
And finally
